The walk kicks off at 9am, you don’t have to be a dog owner to join in the fun, the 1.5km walk is an open event and those who have dogs are welcome to bring them along. There will be other activities on the day for you to get involved with and even a couple of competitions. Sausage sizzles and coffee will also be available, with all proceeds going towards the RSPCA’s vital programs, services and campaigns.

We are also pleased to announce that we have secured a new staff member to take over from Emalie and I look forward to introducing her in weeks to come.
 
The industry is extremely busy in the new England with many events planned this year. From an REINSW point of view we have once again decided to support the charity of Angel flight through this year’s Novice Auctioneers competition which will be held in Tamworth later in the year. We have fantastic news that Darryl “The Big Marn” Brohman and Steve “Blocker” Roach will be attending this fundraiser and helping us raise much needed funds for such a wonderful charity, more details will appear about this event in the coming months however if you would like to help support this event please let me know.
 
I was also very fortunate enough to be a guest speaker at the “Best of the Best” conference in Melbourne two weeks ago which saw the “best” agents from each state gather together and talk to a group of 300 agents from across Victoria. I am always proud to represent Armidale on the national stage and this would not be possible without all of you!
There’s a monster truck show coming to Armidale on the 14th of May and looks to be an exciting event!

Probably more suited to the guys out there but has the potential of being a great family night out, the main attraction will be the monster trucks themselves but the side acts (jet van & crane top just to name a few) look to be just as exciting.
 
The gates open at 3:30pm with a pit party at 3:45pm – 4:30pm. The show starts at 5:00pm at the Armidale Show grounds, for more information check out the website which has ticket prices and all other further information.

It is a day event full of exciting stalls, entertainment, competitions for dogs and their owners. There will also be a BBQ and some special guest appearances, its all taking place at the Creeklands Armidale from 9am – 1pm and there will be free parking available. If you want to register early you can do it online, this will save you time on the day.

·         Be Direct: Don’t be afraid to apply for houses when they don’t specify pets or not, you can always fill out the application form take it with you and ask on the day. If they do accept pets your are there with your application ready.
 
·         Get Typing: There are some great free services online to give you the leg up in finding and applying for rentals. www.petfriendlyrentals.com.au is one that lists properties that do allow pets and also have some hints on winning landlords over. Including your pets medical records that show proof of age etc help the landlord in vision what kind of pet you have.
 
·         Ask for a reference: If you’ve had a positive experience in your current property, and always pass your inspections, then don’t be afraid to ask for a written reference from your property manager.
 
·         Offer Your Paw: Introduce your pet to the property manager, not always do they make exceptions but if they know the pet they may do.
 
The reality is that it’s the bad behaviour of some that ruin it for the well-behaved majority – once a landlord with an investment property has been badly burnt by a negative experience with a horror tenant and their misbehaved pets; they’re far more likely to ask their agent to put “Sorry No Pets” on their listing. It only takes a couple of good experiences to beak the mould so with the right information and communication with your property manager you can work towards having your dream rental.

They will be performing at the Ex -Services club and show commences at 7.30pm on the 28th of April. The show is about 70 minutes long and will cover a board spectrum of music styles including big band classics, Broadway show tunes, old tunes with a new twist just to name a few. To top it all off there will also be a toast to the ANZAC’s with some Australian inspired tunes.
 
Entry is by gold coin donation with all proceeds going towards the Armidale legacy. What a great way to get behind your local community and celebrate Armidale. Are any of you attending this event? Let us know its always great to see communities coming together for such a great cause.

The community of Armidale I like to think is a friendly one. A friendly neighbourhood is not one that goes unnoticed it gives a safe warm feeling to the street which could even potentially assist when it comes time to sell your home.
 
Has anyone lived in a friendly neighbourhood that even organise events? Like street parties and BBQ’s even play groups for mums. If your street is lacking in this much needed good vibe you can change it! Start organizing small evens – maybe see who’s into exercising in the morning –see if you can join them? There are many ways to create a friendly atmosphere in your neighbourhood you just need to get out there!
 
Not only does this have social benefits but it also creates a safe environment for everyone including young families.
 
So if you haven’t already got out there make sure you do! Remember nothing ventured nothing gained – get out there and amongst your neighbourhood!

If you are thinking of selling one thing many people do not think of is that they need to organise a contract for the sale of land from a solicitor or a conveyancer this process can take up to 3 weeks as information from council is required this is called a 149 Certificate and often times when people go to sell and appoint an agent they naturally believe the next day they will see a sign up and the property advertised it is however illegal to promote or advertise a property without the agent having a copy of the contract or a signed agency agreement, so my advice is to call your legal representative before you appoint an agent and tell them you are thinking of selling instruct them to prepare the contract then once you have appointed an agent call them and let them know who is representing you in the sale of your home.
 
Also do not allow an agent to show people through your property or advertise it without a contract you may think “Its ok what harm can it do?” well picture this you have just sold your home your awaiting settlement and it all goes pear shaped with the agent caught breaching the act and all of a sudden you find yourself caught up in a legal battle which ultimately will delay your settlement by months or years and you can not enter into a contract with another person during that time.
 
As a person’s home is there biggest asset it needs to be treated professionally and whilst it looks good that the agent is hungry to sell it for you, you don’t need the stress of being caught up in illegal activity all through no fault or your own.
