Hello from everyone at Professionals Armidale!
 
What a fantastic week it has been!! I was fortunate enough to attend the Regional & Country Living Expo 2011 last  weekend, which saw thousands of people attend throughout the 3 days. Not only was I able to showcase properties currently for sale, I also spoke at 2 seminars designed around people moving to Armidale.
 
I can certainly say that many Sydney-sider’s are wanting to move to Armidale in the future, and they see all we have to offer as a big draw card, especially our real estate prices. So all in all I think enquiry will pick up leading into the spring selling season.
 
On another note I have been made aware of a campaign designed to de-rail relationships between many vendors currently on the market with various agencies! This campaign is a letterbox campaign to A: say how bad the market is! and B: to encourage many vendors to change agencies! Simply, when you list a property with an agent it is YOUR choice and if these agents were as busy as they suggest, would they need to go around and target properties currently on the market with other agencies?
 
If you are concerned by any of these letters please contact your agent to discuss your concerns and remember good agents work for you not the buyer in an effort to get a “quick” sale. Your home is your biggest asset and needs to be looked after in that way!

Most homeowners are great at keeping up with their home maintenance, but one aspect of property maintenance that can be easily overlooked is the condition of the roof.
 
Just like anything, roofs require a little bit of maintenance from time to time. Depending on the condition of your roof, you may need to hire a roofing contractor to make sure your roof is up to scratch, but here are a few things you might be able to do yourself (as long as you have safe access to your roof):
 
  • First things first, get on your roof and clean out leaves and other debris from your gutters. Once this has been cleaned out, get a hose and rinse away any remaining dirt.
  • To keep your roof in good condition (and pests from entering the house); make sure you regularly trim back trees and branches that hang over your roof.
  • Look for mould and moss build-up on your roof. If you find any moss, remove it with a special moss removal solution. After this has been used, you can remove any moss or mould by simply brushing the roof with a long-handled broom.
  • Check the quality of your roof. Things to look out for include curled or damaged tiles, as this can be a sign that your roof isn’t holding up to the weather or that your roof is getting too old.
  • If your roof is metal, then you may need to tighten its bolts.
  • Check your flashing (the metal strips found around objects like pipes). It’s important to make sure these are kept in good condition and there are no gaps between the flashing and the roof. If flashing is damaged or loose than it will need to be repaired.
If you are going to undertake any of your own roof maintenance then please remember to be careful and don’t do more than you’re capable of. If you have any hesitations or there are serious problems with your roof then you will most likely need to call out a roof contractor to have a look at it for you.
Do you ever stare longingly at your neighbour’s front yard, wishing that yours could look as good?
 
If you do, then there’s no reason why your garden can’t look great too, all you need to do is put in some hard work and dedication.
 
Ask yourself the reason why your front yard isn’t up to scratch? Is it the lawns, the garden beds or the front fence? Most of the features in a front yard are easily fixed and they’re not necessarily expensive either.
 
If your front lawn is the problem, you may just need to take better care of it or mow more frequently, or if it is in seriously bad shape then fresh new turf could be the answer. If it’s your garden beds that are the problem then maybe you just need to get outside and give them more attention, ask your local garden nursery for advice on how to best take care of your garden plants.
 
A new front fence is one of the more expensive aspects of a front garden, but this can still be made to look better without spending a lot of money. It may just need a fresh paint job, or you’d be surprised at what a good clean will do too.
 
There are plenty of things you can do to help improve the appearance of your front yard and even if you don’t have the time you can always hire somebody to look after your garden for you.
 
There really is no excuse for the grass to be greener on the other side – it can be just as green on your side too!

This week I wanted to discuss the differences in opinions that buyers face when they go to purchase a home. With any major purchase, “advice” will come to you from many different sources.
 
It is important to see where the advice is actually coming from, as not all advice is helpful! So many times I have seen a purchaser with their heart set on a home, only to receive negative advice from a friend. I must say that normally that friend has never bought a property themselves and often times the motivation is a selfish one…”I don’t want them to have more than me”!
 
The bottom line is – don’t let anyone stop your dream of home ownership, especially if you love the home! At the end of the day it is your home and not anyone else’s.
 
This weekend also sees the annual Country and Regional Living Expo being held at “Rosehill’ racecourse. I am proud to be involved this year and showcase properties in Armidale to the many people who will attend this event. With the Relocation Grant now in effect I expect this year will be the biggest ever!!!
