October is Pink Ribbon Month and during this month Professionals Real Estate offices from around the country unite to help raise much needed funds for Breast Cancer Research.
A contribution is made to the National Breast Cancer Foundation (NBCF) for every home we sell and during Pink Ribbon Month we ramp our fundraising up a notch by selling Pink Ribbon merchandise in our offices and organising fundraising events in the community.
Due to our group’s collective efforts we have now raised in excess of $1.7 million for the NBCF and thanks to the support from the community this number keeps growing. But whether you purchase your pink ribbons through our office or elsewhere, the only thing that matters is that you do go out and buy your pink ribbon this year, because every dollar counts.
Buying a pink ribbon isn’t just about raising money though, it’s also about showing your support and helping to raise awareness for the women and men suffering from this terrible disease.
Hopefully we are getting closer to finding the cure to Breast Cancer and when we do it will be because of the support of communities like Armidale who help organisations like the NBCF do the fantastic work that they do.
Hopefully we’ll see you around the Armidale community wearing your pink ribbon in support of those people in our lives who are suffering from breast cancer, and if you would like to purchase any Pink Ribbon merchandise or make a donation to the NBCF then drop into the Professionals Armidale office and help us get a step closer to a cure.

Hello from all of us at professionals Armidale, Last week I had the pleasure of attending the Real Estate Institute of New South Wales awards night! This event is the biggest event of the year as it covers all agents from all brands and independents, This year was especially good as Tim Richards from Ray White in Armidale was a finalist in the commercial sales and leasing category.
The fact that Tim made the final 4 competing against high flying city agents in this specialised field is a HUGE honour and Tim is one of a select few from a regional area that has made the final in this category in the REINSWS 101yr history.
As chairman of the REINSW for New England I am very proud of Tim’s effort to get to this level and the success of knowing that he is one of the 4 best in NSW at what he does in commercial real estate.

Hello from all of us at professionals Armidale, This week I would like to talk about the Reserve Bank’s interest rates. There is a lot of uncertainty as to what the RBA will do in November regarding rates the strong “tip’” is that rates will be reduced by 0.25 basis points.
There has been much press saying that all the major banks will pass this cut onto mortgage holders and if this happens it certainly mean an influx of investors into the real estate market especially in regional areas such as Armidale.
Another recent topic doing the rounds is the possibility of reducing stamp duty across the country; to do this the talk is that the GST will have to increase……. This was the original plan when GST was introduced however it did not eventuate, any major change such as this will not happen overnight and based on the uncertainty of getting all states and territory’s to agree to this as a buyer I would not hold my breath.
Regardless all signs are pointing to all mortgage holders getting a win on Melbourne cup day this year.
Because I work in the real estate industry, it’s much easier for us to understand the implications of things like late rental payments on landlords. If you’re a tenant, this might be a good read for you so that you understand what happens when you’re late paying your rent.
Property investors provide a means of housing for people who prefer to rent or can’t afford to buy, but that doesn’t mean they’re loaded with cash. For many mum and dad investors, they’re just as careful with their budgets as anyone else. So when rent isn’t paid on time, it can throw a number of things out of whack, and if it goes on for long there can be some troubling flow on effects not only for the investor but for their tenants as well.
The cycle starts like this…
1) Late rental payments means the investor doesn’t get the money that they’ve budgeted to receive for that property.
2) This could throw things like their mortgage payments on the investment property out and leave them out of pocket.
3) If this happens consistently, the investor will want to find a new tenant (which would mean the current tenant has to move and will probably have trouble securing another property because they haven’t paid their rent on time).
4) If things become too financially difficult they may have to sell the investment property, which is not only a major inconvenience for tenants, but the property could be sold to anyone… it may not be another investor.
5) Less rental properties on the market means higher demand for the ones that are available. Higher demand means higher prices. Tenants end up having to pay more than they did in the first place, making it even harder to meet their rental payment commitments.
The lesson here is that tenants need to ensure that they’re budgeting for their rent and not living beyond their means. There are a number of ways that late rental payments affect the landlord, but it’s important to consider the implications for tenants in the future.

Local residents have no excuse not to get Active in Armidale, thanks to an initiative from the Armidale Sports Council.
The initiative hopes to get people from Armidale and surrounding regions to take part in local physical activities such as tennis, mountain biking, dog training, athletics, swimming, boccia, basketball, hockey and more.
The events are free and they will take place at different times and at different locations in Armidale from October 16th until November 11th.
It is extremely important for everyone to live a healthy and active lifestyle, so why not take advantage of these free active sessions to help kick start a new fitness regime?

Local community organisations are being invited to apply for a share in $300,000 worth of funding as part of the 2011 Community Building Partnership Program.
The funding is part of a $35 million initiative by the State Government, which is offering $300,000 to each electoral district in NSW.
The goal of the program is to help support the diverse needs of local communities and to help move essential projects and local infrastructure forward.
Groups applying to be a part of the program need to be able to demonstrate how their project can “benefit their local community through the building or improvement of facilities to deliver positive social, recreational or environmental outcomes”.
The 2011 Community Building Program is currently open for application and it will close on Monday, October 31.
Submitted projects need to be able to commence by mid-2012 and be completed by the end of June 2013.
The Premier will announce the successful projects in March next year.

Markets are always a great place to go searching for unique treasures and home-made goodies and in Armidale we are very fortunate to have a whole range of amazing market stalls to scour through when the Armidale Markets in the Mall take place.
A visit to the Markets in the Mall means a day of strolling through Beardy Street in Armidale through to the end of the east-end mall, perhaps enjoying a meal at one of the cafes or stores on the way, while exploring 50+ stalls of locally made products ranging from handmade fashion, jewellery and home wares to fresh produce and baked treats.
The Armidale markets are run by the local PCYC and they offer a great day out for shopaholics, families, groups of friends and just about everyone.
The Armidale Markets in the Mall take place on the last Sunday of every month from 8am until noon.
