As if you selling your home, make sure that all the  little things are done such as checking to make sure everything is in working order such as light fittings, Stoves etc, Also take time to make your presentation A1, these small things will attract a longer term tenant and gain you a premium rental price, If prospective tenants see that the landlords takes great acre of the property they will likely do the same whilst renting the home.

If you are a tenant looking for a property START NOW, we see so many tenants come to town only to find out that there is no rental properties available and more often than not will have to settle for whatever they can get, so definitely time is of the essence.

The answer to this question can depend on a number of variables, such as the type of property you are selling, the street you live on and also the type of work that you would like to get done. Whether or not you actually have the money to invest in improving your property is another important question to ask yourself too.

 

There’s no denying that the better you present your home, the easier it will be to sell and the more you are likely to get for it, but in some cases, improvements will cost you more money than you are likely to get back.

 

If you are considering minor changes though, for instance re-laying carpet or re-painting, then this kind of small investment might pay off for you.

 

Presentation is a big thing when selling, so if you can make small improvements that can help make your home more visually appealing then they can be well worth it.

 

Before doing anything though, you’re best bet is to go and talk to your local real estate agent and ask them for their advice. They will not what sells in your area and what buyers are looking for, so that you can get a good idea of what you need to do to help make the most out of your property.

The club launched the new website earlier this month, and it contains a wealth of information aimed at helping local (and not so local) bushwalkers plan out their tracks and learn about the types of walks on offer in the New England region.

The information available on the bushwalking website has been collected over many years and it really does provide a great resource for walkers, and a lot of walking inspiration too.

With it being the start of the New Year, there are probably a lot of Armidale residents that have been looking for ways to exercise more and get fit, and bushwalking is a great way to do that, plus it has the added benefit of being a great way to explore the region.

The level of interest this article has generated has been good with internet enquiry in our office jumping considerably we even had clients from Sydney call looking for investment properties.

The general “feel” in the economy is better with talk of a 3rd interest rate drop in February all of which will lead to a more stable market in coming months and hopefully more sales, whilst the total number of sales were down last year based on previous years the growth in property prices over the past three years was very positive, unlike many areas we still had positive capital growth, signs of capital growth in an unstable economy just go to show that Armidale and property is a strong investment option, if you are thinking of buying NOW IS THE TIME!!!

*Investment – One of the best reasons for buying a home is because it could come to be worth a lot more in the years to come. As you can see there are many benefits that come from home ownership and it’s rare to meet people who regret their decision to buy.

Armidale’s Australia Day celebrations will kick off at 10:30am on January 26 with performances from the Armidale City Band and a Bush poetry reading by Gordon Edmonds, which will be followed by the official Australia Day proceedings.

The official proceedings include the Citizenship Ceremony, Australia Day messages and the presentation of Armidale’s Australia Day Awards.

After the official proceedings, there will be range of entertainment and activities taking place for the whole family to enjoy, with the event wrapping up at about 3:30pm.

Armidale’s Australia Day community event should be a great day out and if you would like to find out any more information about the event then you can head to the Armidale Dumaresq Council website.

The answer is a hard one as it is simply too early to tell, what I can say is that between Christmas and new year there was plenty of enquiry…A lot more compared to past years whilst this enquiry was only general enquiry from  people in town from other areas the main feedback was that our property prices are “Cheap” which to me indicates that many people may see Armidale as a place for a tree change or an investment.

So why isn’t your property sold or getting interest? The best way to answer this is by this quote “The greatest homes in the world remain unsold due to price” It is so important that you are priced correctly in the market in which you are selling and not have the idea that “We can always come down in price and negotiate” Buyers have choice at the moment and will buy the property that represents the best value to there needs.

Quality marketing is also important you need to STAND OUT from the crowd, like I have said before real estate agents are not photographers and whilst we can sell your home we need to have the correct tools to do so in order to get you that premium price.
