Hello Again…..

This week I want to touch on a subject that keeps popping it’s ugly head up. That is agents calling other agents vendors!!!!

This last week alone I received two complaints from clients asking why do these agents do this?

The answer is simple generally the agents involved are the same ones and they are motivated simply by greed and could care less about the Property, Stock and Business Agents Act. They have no care for vendors rather they work for buyers.

Some things to look at when these “con man” call is the script they often use….

“We have buyers who would buy your house?”

“They only want to deal with us?”

To be honest with you that is just simply not true!!! If they had so many buyers why haven’t they sold all there other listings?

If a buyer only wanted to deal with a certain agent when buying why should you as a vendor pay any fee? They are stating they are simply only working for the buyer not you.

I spoke not so long ago to a vendor that listed with one of these agents and this is what happened:

1. Agent listed home at $480,000

2.3 Days later inspection

3. Offer made of $380,000

Owner accepted the offer…….. Wait why would the owner accept the offer? Well you see the owner was across the road when the “inspection” took place, however the person the agent was showing through was invisible!!!! There was no inspection and then the “offer” arrived so the owner thought “yeah ok I will accept this and see what happens”

Much to the agents shock!!! The next day the “buyer” couldn’t proceed however the ever”hard working” agent did think that the owner should drop buy $100k because “That is all the market is prepared to pay” …….. What a SCAM!!!!!!

i would suggest to anyone thinking of selling to please use an agent who WILL WORK FOR YOU THE VENDOR!!!!

Hello Again…

Last weekend Armidale hosted the “Autumn festival”, There was so many activities on, in and around Armidale and a fantastic Street parade on the Saturday. It was a pleasure to be able to watch this years parade.

I could also see by the number of visitors in Armidale exactly why Armidale is a desired tourist destination, One such visitor to our town even commented to me just how cheap our properties are in comparison to Sydney and he for one feels that Armidale would make the perfect place to retire in a few years.

On another note: It is great to see the development moving forward for the industrial land at the Airport with council seeking tenders to provide the area with town water, the amount of workers currently on-site extending the apron and preparing for the future works relating to the  overall land development. Any such developments are only a positive for the city and will create jobs and this will also have a positive effect on Property prices and vacancy rates for investors.

Hello all!!!,

This is the first blog I have written since 2012…….WOW how time fly’s and things change!

As many people are aware I sold my business approx a year ago that being Professionals Armidale, It was an amazing journey however it was time to have a break from real estate and that’s what I did for 5 months.

The opportunity then came to join Hutchinson and Harlow Real Estate …. In my mind H & H has always been the benchmark in agency practice in Armidale. I remember as a 16yr old kid doing my work experience here at H&H, Then doing my TAFE course for real estate and the teacher being Peter Georkas. So for me coming here is going full circle.

I can honestly say it is a pleasure to come to work everyday and work with fun people who actually care about the “art” of real estate not just getting a sale at all costs.

ON ANOTHER NOTE:

I am truly excited about this blog and will be updating it weekly, should anyone have any real estate related topics you would like me to cover please feel free to send me an e-mail with the topic you would like me to cover….. Remember there is no such thing as a silly Question….
